Over the years of doing home inspections, we’ve noticed an overbearing presence of Realtors (not all, but many) that tend to lesson or even sometimes totally disregard the pertinent content contained in inspection reports. We have heard many horror stories from buyers and sellers concerning home inspection reports that have been compromised. This kind of practice has ended up costing customers (buyers and sellers) unnecessary grief that ultimately becomes a financial burden. We at Griffin home inspections are not on any “Preferred Realtors List” as we believe it to be a conflict of interest and have built our business primarily on previous customer referrals.
Also, BEWARE of realtors that have a preferred list of home inspectors based on saving you money on inspections. These inspectors often compromise their reports in not giving the pertinent item information that the “South Carolina Standards of Practice” require in order to get realtor referrals. For many realtors, it seems that getting to the closing table has become more important than putting Customer needs first.
Our Home inspection pricing is typically on the higher end however, our inspection reports speak for themselves as far as both quality and content. Consider this when choosing your inspector, Realtors typically charge a fee of 5% home value and up. The average price of a home in South Carolina is around $300,000.00 ($ 15,000.00 just for a realtor fee?). You don’t necessarily need a realtor. Houses are for sale everywhere. The most important needs should be to have the home appraised (to know the value), home inspected, pest inspection, along an HVAC inspection.
